The Rail Is a Trap by Design

A ground track is an open channel set at the lowest point of a driveway, which means everything moving across the surface eventually ends up in it. Near the coast that is mostly wind blown sand, and sand is the worst case: it is abrasive, it packs down hard, and there is a continuous supply. Leaves, pine needles and grit do the same job more slowly.

What Filling Up Actually Does

The gate does not stop the day the track fills. It gets heavier to move, the wheels begin to ride up rather than run in the groove, and the load on the wheel bearings rises. On a manual gate that shows as a shove being needed at one point in the travel. On an automated gate the operator compensates silently, drawing more current, until one day it trips its overload and the gate is reported as broken when the fault is housekeeping.

A Realistic Routine

A stiff brush along the rail every few weeks, and a proper clear out seasonally or after any storm that moves a lot of sand, keeps most installations comfortable. A shop vacuum makes short work of what a brush leaves behind. It is a few minutes of work, and it is the single highest value maintenance task on this type of gate.

Water Is the Other Half

A rail that holds water as well as debris keeps the wheels and the rail itself permanently damp, which on the coast means corrosion at the contact surfaces. Drainage points along the track, kept clear, matter as much as the sweeping. A rail that drains and dries between rain events will outlast one that stays wet by a considerable margin.

Listen to the Gate

A sliding gate that has always run quietly and begins to grind, click, or hesitate at the same point every time is describing its own fault. The same point every cycle points at the track or at something on the rail. A noise that follows the gate rather than staying in one place points at a wheel or a bearing instead. Acting on that distinction early usually means brushing a rail rather than replacing a wheel assembly.
